We’re big fans of ditching the timber maintenance and enjoying hassle-free uPVC instead. Especially on a dormer window. Sanding, filling and repainting a ground-floor frame is one thing, but climbing onto the roof to do it? No thank you. A uPVC dormer window keeps you off the roof for good, because it’s virtually maintenance-free. Custom-built uPVC dormer window

We build all dormer windows to measure, and the same goes for our uPVC frames. Choose from six different uPVC frames, flush or recessed, and available in virtually any colour you can think of. The external cladding also comes in a wide variety of colours. And if you’d like to integrate roller shutters, screens or trickle vents, look no further. We can do that too.

Prefab dormer window installed within a day

Our prefab uPVC dormer windows are built off-site in our workshop, ready to be hoisted onto your roof. All in one go. But before we start, we install timber roof trimmers to support the weight of the structure. We then create a roof opening and adjust the surrounding roof tiles as needed before hoisting the structure onto the roof. Once in position, we secure everything firmly in place and make sure it’s completely windproof and watertight.

uPVC dormer window with integrated roller shutters

A south-facing roof window can turn a loft into an oven in summer. That’s why many homeowners choose a window with built-in roller shutters. While standard shutters work fine, we recommend integrated ones: they allow much more natural light into the room when open and also look a lot sleeker. We supply and fit both styles, available with either manual or solar-powered electric controls.

Finishing up

Because we make your dormer window in our workshop, the exterior is fully finished before it even reaches your roof. The interior of your roof will still need finishing, which, of course, we are happy to do! This includes battening out the ceiling, filling all the gaps, joints and screw holes. If you’d like to save some money, you can also choose to do the interior finishing yourself. The internal walls of the dormer are fitted with untreated OSB boards, ready to be painted.

Prefab dormer insulation

When it comes to insulating a uPVC dormer extension, there’s four key areas to consider: the side panels (dormer cheeks), the roof structure, the uPVC frames and the glazing. Our dormer cheeks are insulated with PIR (polyisocyanurate) for a very high level of thermal insulation (Rd = 4.05). Vapour-permeable membrane and ventilation battens ensure plenty of airflow. The roof structure features PIR insulation on the outside (Rd = 5.0) and rigid PIR foam on the inside to eliminate cold bridging. Want even better insulation? Opt for reflective insulation between the joists to bring your total thermal resistance up to an Rd value of 6.0.

uPVC dormer with high-efficiency (HR++) double glazing

Weru uPVC frames offer outstanding insulation, which is measured by their U-value. Unlike the insulation value (Rd), the U-value works the other way round: the lower the number, the better. Depending on the frame you choose, U-values range from 1.3 down to 0.68 W/m2K. For context, the lower the number, the more heat stays inside your home. For the double glazing itself, U-values sit between 1.2 and 0.6 W/m2K, again depending on your choice of glass. Because proper airflow is key to keeping your home fresh and healthy, we recommend always adding a trickle vent.

Do I need planning permission?

Some dormer extensions require planning permission. This Dutch website lets you check whether you need permission, but here are the main rules in a nutshell.

As a rule of thumb, you will usually need to apply for planning permission if your dormer extension is visible from a public road, or if your home is a listed building. If you want a pitched or gabled roof dormer extension, you will also need to apply for permission. Municipalities have different rules for properties that are located in a designated urban or village conservation area. So if this is your street, it’s always a good idea to check with your local council first.

When is planning permission not required?

As a general rule, you won’t need planning permission if:

  • The dormer window isn’t visible from a public road and your property isn’t listed or in a conservation area
  • The dormer extension has a flat roof
  • The dormer extension is no higher than 1.75m
  • There is at least 0.5m of roof space left on both sides of the dormer extension
  • There is a gap of 0.5m to 1m between the bottom of the dormer extension and the eaves
  • There is at least 0.5m between the top of the dormer extension and the roof ridge

Applying for planning permission

If you do need planning permission for your dormer window, we’re happy to handle the entire application process for you. Of course, you are more than welcome to manage it yourself, but keep in mind that you’ll need to submit detailed technical drawings with your application. If we’re taking care of the application, these drawings are included. Final quick tip: it’s always worth having a friendly chat with your neighbours about your building plans. Taking their feedback on board early on can save a lot of headaches down the line!
